One to One have produced the following summary of the legal responsibilities of landlords and property owners.

Tenant's deposits

All deposits taken by letting agents and private landlords must be protected by a recognized tenancy deposit protection scheme. The Deposit Protection Service is our choice for the security of deposits and their documentation is held in our property files and is available for inspection.

Gas Safety Certification

All gas appliances and flues in rented accommodation must be check for safety every twelve months by a Gas Safe registered engineer. We can monitor and organize this on your behalf and the cost will be deducted from that particular month's rent.

Electrics

At present there is no mandatory requirement for electrical inspection and certification. However, in the event of fire or accident an insurance claim would be far better supported if certification was in place. We would strongly recommend for your own peace of mind that you instruct us to can organize this on your behalf.

Fire and Furniture regulations

Where a property is let furnished all items supplied must meet the expected legal regulations which will include permanently attached relevant labelling.

Energy Performance Certification

All rented properties now require energy performance certification. Under prescribed conditions this certification remains valid for a ten year term. We fully expect the Trading Standards Service who monitor EPC's issued, to increase their interest in ensuring compliance and would advise that this low cost certificate is in place.
